A small single-story house in Central Florida costs $7,000 to $10,000 to demolish. A larger home, 1,500 to 2,500 square feet or two stories, runs $10,000 to $14,000. Those are our real numbers from real jobs, and they are turn-key: permitting, teardown, haul-off, and the final inspection are all in that one price. We do not leave you with a pile or a stack of county paperwork.
Demolition Prices by Job Type
| Job | Typical Price |
|---|---|
| Small single-story house (under ~1,200 sq ft) | $7,000 to $10,000 |
| Larger or two-story house (1,500 to 2,500 sq ft) | $10,000 to $14,000 |
| Pool removal (full removal, done right) | $9,500 to $30,000 |
| Concrete or driveway removal | $2 per sq ft, 500 sq ft minimum |
| Shed, barn, or garage | $1,200 to $3,500 |
| Commercial building | $8 to $10 per sq ft |
| Grading or excavation work | $600 minimum, includes 4 hours with drive time |
Concrete block and wood frame houses price out about the same. Depending on the lot, heavy concrete can add around $2 per square foot for the extra machine time and disposal weight.
What Makes a Job Cost More Than Expected
- Unforeseen debris. Old buried material, a second slab, or junk hidden inside the structure adds tonnage, and tonnage is what you pay to dump.
- Double concrete and decking. A pool deck poured over an older deck, or a driveway poured over a driveway, is twice the concrete you can see.
- Saving things. We can protect anything you want to keep, trees, a driveway, a well, a fence, but working around them takes more care and the price reflects it.
Why Quotes Vary So Much Between Companies
Every company carries different overhead. A company that owns no equipment pays rental rates and has to pass them on. A company that recycles material pays less at the dump and can charge less. Insurance levels are all over the map too. We own and run our own machines, we recycle what can be recycled, and we carry $4,000,000 in general liability. When you compare quotes, make sure you are comparing the same job: permits, haul-off, grading, and inspection included, not a bare teardown with the rest billed later.
One Number, Start to Finish
Our price is a turn-key job: we pull the permit, disconnect and close out the utilities, tear the structure down, haul every load off, rough-grade the lot, and pass the final inspection. The person who quotes your job is the person on the machine. No middleman, no markup, no surprise invoices.
Common Cost Questions
How much does it cost to demolish a house in Central Florida?
A small single-story house runs $7,000 to $10,000. A larger or two-story home runs $10,000 to $14,000, turn-key with permits, haul-off, and inspection included.
How much does it cost to remove a concrete driveway?
$2 per square foot with a 500 square foot minimum. Double-poured concrete, a slab poured over an older slab, costs more because it is twice the material.
How much does it cost to tear down a shed or garage?
Most sheds, barns, and garages run $1,200 to $3,500 depending on size, material, and access.
How much does commercial demolition cost?
Commercial buildings typically run $8 to $10 per square foot. Every commercial job gets a walkthrough and a written number before anything moves.
What is included in a demolition quote?
Ours includes everything: permit, utility disconnects, teardown, debris haul-off, rough grading, and the final county inspection. If a cheaper quote excludes those, it is not cheaper.
