Working in Ocoee

Downtown homes and the 429 corridor

Ocoee has two sides. Near the historic downtown, the homes are older and the jobs are teardowns, pool removals and broken driveways. Around Lake Olympia, Forest Lake, Prairie Lake and the 429 corridor, the growth is newer, and the work leans toward slab removal, driveway replacements and site prep for additions. The Census median year built for Ocoee is 2000, so a lot of the city's concrete and pools are now reaching the age where owners replace them. Ocoee sits just south of our Apopka yard, which makes it one of the fastest places for our trucks to reach and an easy place to fit in a small job.

Ocoee permits driveways, and every tree

Ocoee is stricter than most of its neighbors in two ways. First, the city permits concrete slabs, patios, driveways and pavers with a site plan, so a driveway tear-out and replacement here is a permitted job. Second, removing any tree needs a permit, even a dead one, and every lot has to keep at least three trees. Permits are filed online at permits.ocoee.org through the Building Division at City Hall, 1 North Bluford Avenue, 407-905-3104. Since July 1, 2026, any work claimed as exempt under HB 803 needs an Exemption Application and a Zoning Verification Letter. Debris goes to the Orange County Landfill on Young Pine Road.

What to know before you build or tear down in Ocoee

Every city runs its permits a little differently. Here is how Ocoee does it, pulled from the city and county’s own published rules. We pull the permits and schedule the inspections for you.

What a Ocoee demolition permit needs

  • One city permit application, filed online at permits.ocoee.org
  • Contractor registration, state license, general liability and workers comp on file with the city
  • Since July 1, 2026, any work claimed as permit-exempt under HB 803 needs an Exemption Application and a Zoning Verification Letter
  • Florida DEP asbestos notice filed at least 10 working days before the start date (state rule 62-257)

Pool removal in Ocoee

Ocoee does not publish a separate pool removal checklist, so pool jobs here run under the demolition permit and we confirm the details with City of Ocoee Building Division before we break ground. For addresses in unincorporated Orange County, the county requires drain holes punched through the bottom of the shell and a passed demolition inspection before the pool is filled.

Tree rules

Ocoee requires a permit to remove any tree, even a dead one. Every lot has to keep at least three trees, so plan replacements if you are clearing.

Where the debris goes

The Orange County Landfill at 5901 Young Pine Road is the only county site that takes demolition debris. The McLeod Road and Porter transfer stations do not. The tip fee is $42.70 a ton as of October 1, 2026, and we haul and pay it as part of the job.

Ocoee homes

Half the homes in Ocoee were built in 2000 or earlier (U.S. Census, American Community Survey). Newer neighborhoods mean more pool removals, slab tear-outs and pad prep than full teardowns.

Only in Ocoee

  • Ocoee also permits concrete slabs, patios, driveways and pavers with a site plan, so a driveway tear-out and replacement is a permitted job here, not a weekend one.

Rules and fees checked against official sources in October 2026. Cities change them, so we confirm with City of Ocoee Building Division before every job.

He was above and beyond helpful and even cleared the vacant property lines on both sides of our property! He was very professional and respectful of our property, he was on time and his prices were very reasonable for the work performed. We will definitely be using his services in the future for our driveway widening project and any other future projects. 6 stars, I highly recommend using Mintel Land Management.”
