House Demolition in Sanford, FL: Costs, Permits, and the Historic District

October 28, 2026 · 6 min read · house demolition sanford fl

House demolition in Sanford, FL costs $7,000 to $10,000 for a small single-story house under about 1,200 square feet and $10,000 to $14,000 for a larger or two-story house of 1,500 to 2,500 square feet. That is turn-key: permit, utility disconnect coordination, teardown, haul-off, rough grade, and the final inspection close-out. The permit comes from the City of Sanford Building Division and currently takes 3 to 6 weeks, with Seminole County jobs usually moving faster than Orange County. If the house sits in Historic Downtown Sanford, expect an extra review step before the permit can issue. We are Mintel Land Management, Apopka's hometown demolition contractor, and Sanford is an easy run from our yard up SR-46. We work this city often.

What a Sanford house teardown really costs

Our prices come from jobs we have actually done, not a calculator. The size of the house drives most of the number. Heavy concrete drives the rest. A thick slab, a block foundation with a lot of footing, or a big concrete patio can add around $2 per square foot on top of the base price. We tell you that number before we start, not after.

Turn-key house demolition pricing in Sanford
JobPrice range
Small single-story house, under about 1,200 sq ft$7,000 to $10,000
Larger or two-story house, 1,500 to 2,500 sq ft$10,000 to $14,000
Heavy concrete add-onAbout $2 per sq ft
Shed, barn, or garage$1,200 to $3,500
Driveway or slab removal$2 per sq ft, 500 sq ft minimum

Turn-key means you get one invoice and one crew. We file the permit, coordinate the disconnects, bring our own excavator and dump trucks, haul the debris, rough grade the lot, and close the permit with the city. Our equipment is owned, not rented, and the crew is ours. No subcontracted machine work. The man who quotes your job is the man on the machine.

Permits through the City of Sanford Building Division

Every demolition in Florida needs a permit, and Sanford is no exception. The City of Sanford Building Division is the permit authority inside city limits, and applications go through the city's online permitting portal. We file the permit the day you sign with us, and we run the survey and utility disconnects in parallel so nothing sits waiting on something else.

Here is what the application needs before the city will look at it.

  • A current survey of the property.
  • Power disconnect confirmation from the utility.
  • A septic abandonment pump-out completion form, if the house is on septic. This runs through the health department and is the slowest disconnect of all of them.
  • Well shut-off, if the property has a well.
  • An asbestos survey for older homes. A lot of Sanford housing stock is old enough that this comes up often.

The permit fee itself is $40 to $200. The full permitting cost, counting processing and county fees, runs $900 to $2,300 on a residential job. That is included in our turn-key price. Tearing a house down without a permit gets you a stop-work order, extra fees, and possibly a lien on the property. We have never had a reason to skip it and never will.

Historic Downtown Sanford: the extra step

Sanford's downtown grid near Lake Monroe is one of the oldest intact historic districts in Central Florida. If your house is inside the historic district, demolition is not just a building permit. The city requires a Certificate of Appropriateness before a contributing structure can come down, and that review can carry a waiting period of up to 180 days. That is on top of the normal 3 to 6 week permit window.

This matters for your budget and your calendar. A teardown and rebuild downtown can take most of a year from first application to a cleared lot. Before you buy a downtown property planning to demolish, confirm with the Building Division whether the structure is contributing or non-contributing. We will walk the house with you and tell you honestly what we see, but the historic designation is the city's call, not ours.

Outside the historic district, on the south side subdivisions, in Goldsboro, Midway, and the newer areas, the process is the standard permit with no appropriateness review.

Timeline from signed contract to cleared lot

Most Sanford house demolitions take 4 to 8 weeks start to finish. The permit is the long pole. The physical work is short.

  • Day 1: you sign, we file the permit and order the survey.
  • Weeks 1 to 6: permit review, utility disconnects, septic abandonment if needed, asbestos survey if needed.
  • Teardown: 5 to 6 hours of machine time for a small house. A larger house or a heavy foundation takes 2 to 3 days.
  • On site total, including haul-off: 6 to 7 days is typical.
  • A typical house fills 4 to 12 thirty-yard dumpsters.
  • Final county inspection and permit close-out.

Once the permit is in hand we can mobilize the machine and dumpsters the same day. Our main excavator weighs 30,000 pounds and it makes short work of a block house. Add the 180-day historic review to the front of that schedule if you are downtown.

Older houses, fire damage, and insurance jobs in Sanford

We did a two-story house fire teardown in Sanford that was paid by the owner's insurance. If you are in that situation, do not demolish before the adjuster has inspected the house unless it is an immediate safety hazard. Photograph everything. Get the adjuster's written sign-off. Keep your before photos, the permit, an itemized invoice with dump weights, and any unsafe-structure notice from the city. A fire or storm does not waive the permit or the state asbestos notice. We give you the paper trail the insurance company wants.

Older houses in Sanford also tend to have more concrete than people expect: thick porches, detached garages on their own slabs, old pool decks in the backyard. We price all of that up front on the walkthrough.
