Grading & Build-Ready Pads
in Sanford, FL
In Sanford, a lot of our pad work happens where a house just came down: an older lot near the historic downtown grid or in Goldsboro being rebuilt, or a parcel on the south side getting a new home. That ground still holds old footers, tank sites and root zones. We clear what is left, grade to your stakes and compact a pad your builder can trust.

Grading & Build-Ready Pads done right
A properly graded pad sets up every trade that follows. We grade to your survey stakes, compact the fill, and leave a surface your builder, concrete crew, or installer can work from the same day. We've prepped pads for new homes, additions, outbuildings, and commercial slabs across Central Florida. Call us at 407-443-2863 for a free estimate.
How it works
Getting grading & build-ready pads done in Sanford
Check district and trees
We confirm whether the lot sits in a Sanford historic district and which living trees stand in the pad footprint, since both need approvals before any dirt can move.
Dig out the old work
Old footers, slab pieces, pipe, septic tank sites and root balls come out. The voids are backfilled with clean fill and compacted so nothing soft stays under the new pad.
Grade and compact the pad
We cut and fill to your survey stakes, compact in lifts, and pitch the surface so rain drains away from the footprint. Your builder or concrete crew can set forms on it.

Grading & Build-Ready Pads · Sanford
Grading a Sanford lot after a teardown
An infill pad is different from a pad on fresh ground. When an older Sanford house comes out, the footers, the slab, buried pipe and sometimes a septic tank are still in the dirt. Sanford's demolition plan has to show any pool or septic tank on the lot, and a tank needs a Seminole County Health Department abandonment permit. We make sure those spots are dug out and backfilled with clean fill, compacted in lifts, so a soft pocket never sits under your new slab. Old root balls are the same problem: a stump left to rot becomes a void that settles. Before we grade, we take the old work out of the ground. Then we cut and fill to your survey stakes and pitch the pad so water leaves the footprint.
Historic districts and trees set the timeline
If the lot is in the downtown, Sanford Avenue or a residential historic district, nothing comes down without a Certificate of Appropriateness from the Historic Preservation Board, and an approved demolition carries a 180-day wait plus a replacement building permit. Build that into your schedule, because the pad cannot start until the old structure is legally gone.
Trees matter here as well. Sanford requires an arbor permit through Planning and Development Services before removing any living tree, and replacement can run 3 trees for 1. On a narrow city lot, that can change where the pad sits, so we look at the trees with you and your builder before grading day. On the south side, where lots are bigger and newer, the trees are usually easier to work around, but the same arbor rule applies. We would rather spend an hour on that walk than move a pad after the forms are set.

“I have used this company over a dozen times with the removal of trees and stumps in my yard. The owner has become more of a friend then just a demolition company.”

“We contacted Kyle in hopes that he would be able to remove a very large pine stump from our back yard and grade the area after removal. He was above and beyond helpful and even cleared the vacant property lines on both sides of our property! He was very professional and respectful of our property, he was on time and his prices were very reasonable for the work performed. We will definitely be using his services in the future for our driveway widening project and any other future projects. 6 stars, I highly recommend using Mintel Land Management.”
“Excellent experience from start to finish. Fast, professional, and easy to work with. Would definitely recommend and use again.”
“Kyle came and pulled a few fallen trees out at my property and graded out another part. He came when he said he was going to as well.”
Sanford FAQ
Common questions
- Can you grade my lot right after the old house is torn down?
- Yes, and having one crew do both saves time, because we pull the footers, slab and tank site as part of the demolition and go straight into grading. In Sanford, the demolition permit is filed online through Citizenserve and is good for 30 days once issued, so we schedule the grading to follow it closely.
- My lot is in a Sanford historic district. Does that affect the pad?
- It affects when the pad can start. In the downtown, Sanford Avenue and residential historic districts, a demolition needs a Certificate of Appropriateness from the Historic Preservation Board, carries a 180-day wait once approved, and requires a replacement building permit. A salvage notice and newspaper ad also run 10 days before work. We plan grading around that calendar.
- Why does the old septic tank matter for my new pad?
- A tank left in place, or a hole backfilled loosely, can settle under a slab. Sanford's demolition plan has to show the tank, and the Seminole County Health Department issues the septic abandonment permit for it. We make sure the tank site is handled under that permit and the spot is backfilled and compacted in lifts before we grade over it.
- What does grading & build-ready pads cost in Sanford?
- We grade to your survey stakes, compact the fill, and leave a pad your builder or concrete crew can work from the same day. Proper drainage is built in, not an afterthought. Every property is different, so the only honest number is one we give you after walking the site. Call 407-443-2863 for a free, no-obligation estimate in Sanford.
