House Demolition in Winter Garden, FL: Costs, Permits, and Rebuild Prep

October 12, 2026 · 6 min read · house demolition winter garden fl

House demolition in Winter Garden, FL costs $7,000 to $10,000 for a small single-story home under about 1,200 square feet, and $10,000 to $14,000 for a larger or two-story home in the 1,500 to 2,500 square foot range. Those are turn-key numbers: permit, utility disconnect coordination, teardown, haul-off, rough grade, and the final inspection close-out. The permit comes through the City of Winter Garden Building Department and currently takes 3 to 6 weeks. The whole job, from signed estimate to clean lot, usually runs 4 to 8 weeks. We are Mintel Land Management, an owner-operated demolition company based in Apopka, and Winter Garden is a short run from our yard.

Why Winter Garden Teardowns Are Different

Winter Garden has two kinds of demolition work, and they call for different planning. In Downtown Winter Garden and the older streets around it, the job is usually a teardown of an existing house so the owner can rebuild on the same lot. Those lots are tighter. Neighbors are close. Overhead lines, fences, and mature landscaping are all part of the plan. Out toward Horizon West and Stoneybrook West, more of our work is grading and build-ready pads for new construction, where there may be nothing to tear down at all.

We treat a downtown teardown as a rebuild prep job, not just a demolition. The goal is not a pile of rubble hauled away. The goal is a lot your builder can start on the day the permit closes. That changes how we grade, how we handle the old slab, and how we leave the site.

Getting the Machine to Your Lot

Our main excavator weighs 30,000 pounds. It does not drive down Plant Street on its own. We own a lowboy trailer, so we haul the machine from our Apopka yard to your Winter Garden site ourselves. That matters for two reasons.

  • No rental delays. We are not waiting on a rental yard to free up a machine or a hauler. If the permit is in hand, we can mobilize the excavator and dumpsters the same day.
  • No subcontracted machine work. The crew on your lot is our own. The man who quotes your job is the man on the machine.
  • Tight access is planned, not discovered. On a downtown lot we look at the driveway width, the overhead lines, and where the lowboy can set down the machine before we ever show up with it.

We also run our own dump trucks and a skid steer. A typical house fills 4 to 12 thirty-yard dumpsters, and having our own hauling equipment keeps the debris moving instead of sitting in your yard.

Permit Through the Winter Garden Building Department

Every demolition in Florida needs a permit. In Winter Garden that permit goes through the City of Winter Garden Building Department. The permit fee itself is $40 to $200. Full permitting cost, including licensing and processing fees, lands between $900 and $2,300 and is built into our turn-key price.

We file the permit the day you sign the estimate. While the city reviews it, we run the other requirements in parallel instead of one at a time. Here is what the permit package needs.

  • A current survey of the property.
  • Power disconnect confirmation from the utility.
  • If the home is on septic, the septic abandonment pump-out completion form from the health department. This is the slowest disconnect, so we start it first.
  • If the home has a well, the well gets shut off.
  • An asbestos survey if the home is older.

Tearing down without a permit is not a shortcut. It brings a stop-work order, extra fees, and a possible lien on the property. On a rebuild lot that lien follows you into the new construction loan. We do not start a machine until the permit is approved.

What the Turn-Key Price Covers

When we quote a Winter Garden house, the number you get is the number you pay unless the scope changes. Turn-key means all of this is included.

Winter Garden house demolition pricing from real MLM jobs
JobPrice range
Small single-story house, under about 1,200 sq ft$7,000 to $10,000
Larger or two-story house, 1,500 to 2,500 sq ft$10,000 to $14,000
Heavy concrete add-onAbout $2 per sq ft
Detached shed, barn, or garage$1,200 to $3,500
Permit fee alone$40 to $200
Full permitting with processing fees$900 to $2,300

Heavy concrete is the most common add. An older downtown home with a thick slab, a big patio, or a long driveway can push the price up by around $2 per square foot of concrete. We flag that during the walkthrough so there are no surprises on the invoice.

Leaving a Build-Ready Pad

This is where a rebuild teardown earns its money. Once the structure is down and hauled off, we rough grade the lot as part of the turn-key price. If your builder needs more than a rough grade, we also do grading and build-ready pads as a separate service, with a $600 minimum that covers 4 hours including drive time.

On a downtown Winter Garden lot that usually means pulling the old foundation, filling and compacting the voids, and shaping the lot so water drains away from where the new slab will sit. Talk to us about what your builder's site plan calls for before we tear down. It is cheaper to grade to the plan once than to come back twice.

Timeline From Signed Estimate to Clean Lot

  • Day 1: You sign. We file the permit with the city and start the survey and disconnect requests the same day.
  • Weeks 1 to 6: Permit review. Septic abandonment, if needed, runs through the health department during this window.
  • Teardown: A small house is 5 to 6 hours of machine time. A larger home or heavy foundation is 2 to 3 days.
  • On site total: 6 to 7 days typical, including haul-off and rough grade.
  • Close-out: Final inspection with the city, then your builder can start.

Whole process is 4 to 8 weeks. Most of that is permit time, not machine time, which is why filing on day one matters.

Questions Winter Garden Homeowners Ask

How much does it cost to demolish a house in Winter Garden?

$7,000 to $10,000 for a small single-story house and $10,000 to $14,000 for a larger or two-story house, turn-key. Heavy concrete adds about $2 per square foot.

Who issues the demolition permit in Winter Garden?

The City of Winter Garden Building Department. We file it the day you sign and handle the paperwork.

How long does the permit take?

Currently 3 to 6 weeks in Central Florida. Orange County area permits run on the slower end of that range, so we file on day one.

Can you get an excavator onto a tight downtown lot?

Yes. We haul the machine on our own lowboy and plan the access during the walkthrough. We also have a skid steer for tighter spots.

Will the lot be ready for my builder when you leave?

Rough grade is included in every turn-key teardown. If your site plan needs a finished build-ready pad, we do that too, starting at a $600 minimum.

What if the house is on septic?

The county requires a septic abandonment pump-out completion form before the permit closes. It is the slowest disconnect, so we start it the day you sign.
