House Demolition Cost in Apopka: Real Prices From a Hometown Crew

October 2, 2026 · 6 min read · house demolition apopka cost

House demolition in Apopka costs $7,000 to $10,000 turn-key for a small single-story home under about 1,200 square feet, and $10,000 to $14,000 for a larger or two-story home in the 1,500 to 2,500 square foot range. Heavy concrete can add around $2 per square foot. Turn-key means we handle the permit, coordinate the utility disconnects, tear the house down, haul it off, rough grade the lot, and close out the final inspection. We are Mintel Land Management, and Apopka is our hometown. Our yard, our machines, and our crew are right here in town, so the man who quotes your job is the man on the machine.

What House Demolition Costs in Apopka

These are real numbers from jobs Kyle has run, not a national average pulled off the internet. Every lot is different, so the final number comes from a walkthrough, but here is where most Apopka jobs land.

Apopka demolition prices (turn-key unless noted)
JobTypical price
Small single-story house, under about 1,200 sq ft$7,000 to $10,000
Larger or two-story house, 1,500 to 2,500 sq ft$10,000 to $14,000
Heavy concrete add-onAround $2 per sq ft
Shed, barn, or detached garage$1,200 to $3,500
Concrete or driveway removal$2 per sq ft, 500 sq ft minimum
Commercial building$8 to $10 per sq ft

If you are tearing down a house and also want the old driveway or a back slab gone, tell us at the walkthrough. It is cheaper to price it all at once than to bring the machines back a second time.

What Moves the Price Up or Down

Two houses of the same size can price differently. The biggest things we look at when we walk an Apopka property:

  • Size and stories. A two-story home is more material to load and haul, which means more dumpsters and more trips.
  • Foundation and slab. A thick slab or heavy footers take longer to break out and add weight at the dump.
  • Access. A tight lot with a narrow drive or close neighbors takes more care than an open lot.
  • Disconnects. If the home is on septic, the pump-out and abandonment paperwork add time. A well has to be shut off.
  • Age of the home. Older homes need an asbestos survey before the county will let the teardown start.
  • Extras. Sheds, slabs, driveways, and outbuildings all add to the scope.

A typical house fills somewhere between 4 and 12 thirty-yard dumpsters. Where your home lands in that range drives a good part of the haul cost.

Apopka Permits: City of Apopka or Orange County

Every house demolition in Florida needs a permit. In Apopka, the first question is which office handles yours. If your lot sits inside Apopka city limits, the permit goes through the City of Apopka Building Division. If your mailing address says Apopka but the lot is in unincorporated Orange County, the permit goes through Orange County instead. Plenty of homes with an Apopka address are in the county, so we check the parcel before we file.

Permits in Central Florida are currently running 3 to 6 weeks. Of the four counties we work most, Orange County is the slowest. The permit fee itself is usually $40 to $200, but once county licensing and processing fees are added, full permitting cost runs $900 to $2,300. That is already built into our turn-key price.

Whichever office it is, they want to see the same basic paperwork:

  • A current survey of the property.
  • Confirmation from the utility that power has been disconnected.
  • A septic abandonment pump-out completion form if the home is on septic.
  • An asbestos survey for older homes.
  • Well shutoff if the property has a well.

We file the permit the same day you sign, then run the disconnects and the survey at the same time so nothing sits waiting on the next step. Septic is usually the slowest piece because it runs through the health department.

How Long an Apopka Teardown Takes

The whole process usually runs 4 to 8 weeks from signing to a cleared lot, and most of that is permit time. The machine work itself is fast. A small house takes about 5 to 6 hours of machine time. A larger house or one with a heavy foundation takes 2 to 3 days. Counting haul-off and rough grade, we are typically on site 6 to 7 days.

Because our yard is in Apopka, we do not lose a day hauling equipment in from another county. Once the permit is approved and the site is ready, we can usually mobilize the machine and dumpsters the same day. Our main machine weighs 30,000 pounds, and we own our excavators, dump trucks, lowboy trailer, and skid steer, so we are not waiting on a rental yard either.

How to Prep Your Apopka Property

You do not have to do much, but a few things on your end keep the job moving:

  • Clear out everything you want to keep. Furniture, appliances, and personal items should be gone before teardown day.
  • Call the power company early, or let us coordinate it. We cannot start until power is confirmed dead.
  • Find your septic and well. If you know where the tank or well is, tell us at the walkthrough.
  • Talk to your neighbors. A quick heads up about trucks and noise goes a long way, especially in tight streets.
  • Pull your survey if you have one. If it is current, it can save a step.
  • Decide what stays. Trees, fences, or a slab you want to keep should be marked before we arrive.

Insurance-Paid and Storm Damage Teardowns

We do insurance-paid teardowns, including a two-story house fire teardown in Sanford. If your Apopka home was damaged in a storm or a fire, do not tear it down before the adjuster inspects it unless it is an immediate safety hazard. Photograph everything, get the adjuster's sign-off in writing, and keep your before photos. We give you an itemized invoice with dump weights, which is what insurance companies want to see. A storm does not waive the permit or the state asbestos notice.

More on demolition costs, permits, and timing:

How much does it cost to demolish a house in Apopka?

Most Apopka homes run $7,000 to $10,000 for a small single-story under about 1,200 square feet and $10,000 to $14,000 for a larger or two-story home. That is turn-key, including permit, disconnect coordination, haul-off, rough grade, and final inspection close-out.

Do I need a permit to tear down my house in Apopka?

Yes. Every demolition in Florida needs a permit. Inside city limits it goes through the City of Apopka Building Division, and if your lot is in unincorporated Orange County it goes through the county.

What happens if I demolish without a permit?

You can get a stop-work order, extra fees, and a possible lien on the property. It is not worth the risk.

Does the price include hauling away the debris?

Yes. Our turn-key price includes haul-off. A typical house fills 4 to 12 thirty-yard dumpsters, and we handle all of it.
