Older coastal housing and what it means
Daytona Beach has the oldest housing of any city we serve in Volusia County. The median home here was built in 1980, and about half the homes in the city are older than that. That age means we plan for an asbestos check on most teardowns, and pools that have been in the ground for decades are ready to come out. Add salt air, sand and storm exposure, and concrete and structures on the beachside wear out faster than they do inland. We work Beachside, Seabreeze, the Peninsula and Daytona Beach Shores, plus the mainland, taking out storm-damaged structures, old pools, cracked concrete, and grading lots for what gets built next.
Coastal permits, utilities and the landfill
On the beachside, the first question is the state Coastal Construction Control Line. Work seaward of it, digging or demolition, takes a Florida DEP permit in addition to the city permit. In the city, the Permits and Licensing Division at City Hall, 301 S. Ridgewood Ave, Room 127B, 386-671-8178, wants an application, a Notice of Utilities Removal and a recorded Notice of Commencement. TECO Peoples Gas and FPL have to cut service before the permit is issued, the city pulls the water and caps the sewer, and the permit runs 60 days with one 30-day extension. Unincorporated beachside areas go through Volusia County. Debris goes to the Tomoka Landfill on Tomoka Farms Road in Port Orange, $41.09 a ton, which we haul ourselves.
