Grading & Build-Ready Pads
in Mount Dora, FL

Building a new home in Mount Dora starts with the trees, not the dirt. The city wants a tree removal permit from Urban Forestry filed with the building permit, and removed trees get mitigated. Once that is sorted, Mintel Land Management cuts and fills hillside and lakefront lots into pads that drain away from the house and hold up under a slab.

How it works

Getting grading & build-ready pads done in Mount Dora

Step 1

Confirm the tree permit

We check that the Urban Forestry tree removal permit was filed with your building permit, mark the trees that stay, and plan machine paths that keep weight off their roots.

Step 2

Cut high, fill low

On a sloped Mount Dora lot we cut the high side, place fill on the low side in lifts and compact each lift so the downhill edge of the pad does not settle later.

Step 3

Final grade to the stakes

The pad is brought to the surveyor's elevations with fall built in away from the foundation, so the builder starts on a pad that drains and is ready for forms.

Grading & Build-Ready Pads · Mount Dora

Trees come first on a Mount Dora pad

On most Mount Dora new builds, the pad footprint and the trees on the lot fight over the same ground. The city settles it through Urban Forestry. A tree removal permit is filed together with the building permit, and any trees that come out have to be mitigated. That means the site plan, the building permit and the tree plan all need to agree before we put a blade in the ground.

We read the approved plan with you before we start, mark the trees that stay, and keep our machines outside their root zones as much as the pad allows. Grading too close can damage roots just as surely as cutting the tree, and a tree that dies after the build is a problem nobody wants. If your builder is still working out the house position, that is the right time to bring us in.

Grading a lakefront or hillside lot so it drains

Mount Dora has its share of hillside and lakefront lots, and on many of them the ground falls toward a lake or a street below. A pad on that kind of lot is a cut on the high side and fill on the low side. The fill side is where pads fail, because loose fill settles and slides downhill over time. So we place it in thin lifts and compact each layer before the next one goes on, and we test it with the machine before we move on.

The finished pad has to shed water away from the foundation and toward where the site plan says water goes. We grade to your surveyor's stakes and the elevations on the plan, not to what looks level from the road. When the pad is done, your builder or concrete crew can set forms on firm, even ground the same day.

Mount Dora FAQ

Common questions

Can you clear trees on my Mount Dora lot before the building permit is filed?
Usually not. Mount Dora ties the tree removal permit for a new home to the building permit, and both are filed together through the city. Removed trees also have to be mitigated. Clearing ahead of that approval can cause real trouble with the city, so we wait until the tree permit is in hand.
My lot slopes down toward the lake. Where does the runoff go after you grade?
It goes where your site plan says it goes. We grade the pad so water moves away from the house and follows the drainage design your engineer or surveyor drew. We do not invent a new drainage path on a lakefront lot. If the plan does not address it, we raise that before we start.
What do you need from me before grading starts?
A current survey with the pad corners staked, the approved site plan with finished elevations, and the building and tree permits. Knowing where the driveway, septic or utility lines will go helps too. With those in hand, we can quote the cut, the fill and the compaction accurately and schedule the work.
What does grading & build-ready pads cost in Mount Dora?
We grade to your survey stakes, compact the fill, and leave a pad your builder or concrete crew can work from the same day. Proper drainage is built in, not an afterthought. Every property is different, so the only honest number is one we give you after walking the site. Call 407-443-2863 for a free, no-obligation estimate in Mount Dora.
