How it works

Getting grading & build-ready pads done in Orange City

Step 1

Sort the tree question

We check whether your Orange City lot is owner-occupied, a rental or vacant, since that decides if trees in the pad need a permit. Then we price the grading in writing.

Step 2

Set grade and control runoff

We strip the surface and cut or fill to your stakes. On bare lots we put erosion control on the low side so runoff and mud stay on your property.

Step 3

Compact and turn it over

Fill is compacted in lifts and the pad is shaped to drain. We walk it with you or your builder before we leave, so the slab crew starts without fixing anything.

Empty lot or lived-in home: the tree rule splits

Orange City treats trees differently depending on who owns the property and how it is used. An owner-occupied single-family home does not need a tree permit. Rentals, commercial property and empty lots do. That difference matters a lot for pad work, because many pads are built on exactly those empty lots.

If you bought a vacant lot in Orange City to build on, any tree in the way of the pad or driveway will likely need a permit before it comes down. If you live in the house and are adding a garage or room, you may not. We go over the trees inside your stakes during the walkthrough and help you figure out which side of the rule you fall on. The City of Orange City Building Division at 205 E. Graves Ave, 386-775-5423, makes the final call.

Keeping runoff on your own lot

Orange City cares about where dirt and water go. Its demolition permit asks for a written plan for dust, erosion, runoff and debris, and that tells you how the city thinks about site work. A pad that sends muddy water onto the street or a neighbor's yard is the kind of thing that brings complaints and inspectors.

We grade with that in mind. The pad gets a slight fall so rain runs off, and we shape the ground around it to carry water toward your yard's natural drainage, not onto the next lot. On a bare lot, we can leave silt fence along the low side while the ground is exposed. Fill goes down in compacted lifts so the pad does not settle under the slab. When we are done, the pad is ready for forms.

Orange City FAQ

Common questions

We are building on a vacant lot in Orange City. What should we have ready before you grade?
Your survey with the pad staked, your builder's finished floor elevation, and an answer on any trees. Vacant lots in Orange City need a tree permit, so if there are trees inside the pad or drive, get that sorted with the city first. With those three things ready, we can usually grade in one visit.
Can you grade a pad for a shed or small workshop behind my house?
Yes. Small pads are some of our quickest jobs in Orange City. We level the spot, compact it and give it enough fall that water does not pool under the building. If you live in the home, the city's tree permit generally does not apply, but we still check with you about any trees close by.
Do you bring the fill dirt, or do I need to buy it?
We bring it. Fill is part of our written price, and we haul it in on our own trucks. If the lot has extra soil from cutting a high side, we use that first where it is suitable, which can cut down on how much has to come in.
What does grading & build-ready pads cost in Orange City?
We grade to your survey stakes, compact the fill, and leave a pad your builder or concrete crew can work from the same day. Proper drainage is built in, not an afterthought. Every property is different, so the only honest number is one we give you after walking the site. Call 407-443-2863 for a free, no-obligation estimate in Orange City.
