Adding on to a 1980s Deltona home
With a median year built of 1988, much of Deltona's housing is now old enough that families are adding rooms, garages and shops instead of moving. A pad next to an existing house is a different job from a bare lot. The new pad has to tie into the grade of the old one, the roof runoff from both buildings has to go somewhere, and the machine has to work close to a foundation without damaging it.
We set the new pad so its finished elevation works with the existing slab your builder is tying into, and we shape the ground between them so water moves out to the yard instead of collecting at the joint. Cut, fill and trees on rolling ground
Deltona is not flat. A lot of the city sits on rolling, lake-dotted ground, so a pad often means cutting the high side and filling the low side. Fill that is just dumped and spread will settle unevenly, which shows up later as cracks in the slab. We place fill in lifts and compact each one so the pad carries the same weight everywhere.
Trees are the other thing to plan for. Deltona requires a tree removal permit with a tree survey listing each tree's species and trunk size, plus replacement math. If a tree stands inside your pad footprint, your builder will want that permit settled before we grade. We point out any trees that look like they will be in the way during the walkthrough, so that paperwork is not the thing that holds up your schedule.
