Structure Demolition
in Clermont, FL

Clermont asks more of a demolition crew after the building is gone than most cities do. The permit rides on a notarized affidavit and two plot plans, silt fence has to be up, and the lot gets sodded or seeded right after. Mintel Land Management handles that whole list, from the paperwork at City Hall to the last load leaving for Tavares.

How it works

Getting structure demolition done in Clermont

Step 1

Affidavit and plot plans

We prepare the two plot plans showing buildings and wells, get the owner affidavit notarized, and file the Affidavit of Requirements for Demolition with Clermont Building Services or Lake County, depending on the address.

Step 2

Disconnects and silt fence

Power, gas, phone and cable are notified and disconnected, and silt fence goes up around the work area before a single wall comes down, which is what the Clermont affidavit requires.

Step 3

Haul, shape and seed

Every load goes to the Lake County Central Solid Waste Facility in Tavares. The footprint is left as an open basin, drainage untouched, and the lot is sodded or seeded right after.

Structure Demolition · Clermont

The Clermont affidavit and what it commits you to

City of Clermont Building Services, at City Hall on West Montrose Street, issues demolition permits inside city limits. Lots in unincorporated areas go through Lake County instead, so the first thing we confirm is which side of the line your address is on. In the city, the permit starts with the Affidavit of Requirements for Demolition, a notarized owner affidavit, and two plot plans that show every building and every well on the lot.

The affidavit is a promise about how the site is left. Power, gas, phone and cable all get notified and disconnected first. Silt fence goes up before the machines start. Debris has to go to an approved Lake County site. Then the lot is sodded or seeded right after we finish. We build every one of those into the quote, so you are not surprised by a seeding bill or a failed inspection after the house is down.

Why the old footprint stays a basin

One Clermont rule catches owners off guard. The drainage on the lot cannot be changed, and the old footprint stays an open basin until new construction starts. That means we do not push the lot flat and call it finished. We take the structure and slab out, clean the footprint, and leave it shaped the way the city wants it, then seed or sod around it.

Trees are a second permit. The Clermont demolition permit does not cover tree clearing, so if trees need to come out for the teardown or the new build, we pull a separate tree permit with a site plan marking each tree. The houses here are young by Florida standards, with a 2005 median build year, but a younger house still gets checked for asbestos before demolition and we file the state notice when it applies.

Clermont FAQ

Common questions

Can you level the lot completely after the house comes down in Clermont?
Not inside the city. Clermont's demolition requirements say the drainage cannot be changed and the old footprint stays an open basin until new construction. We clean the footprint and shape it to that rule, then sod or seed the rest. When your builder is ready, the pad grading happens as part of the new construction.
Why does the city want plot plans that show wells?
A well left open or damaged during demolition is a safety and groundwater problem, so Clermont wants every building and well on the lot drawn on two plot plans before the permit is issued. If you are not sure whether there is an old well on the property, tell us and we will look for one on the walkthrough.
I am in unincorporated Lake County with a Clermont address. Who handles my permit?
Lake County does. A Clermont mailing address does not put you inside city limits. We check the parcel before we quote, because the city and the county have their own forms and rules, and we file with whichever one actually has jurisdiction over your lot.
What does structure demolition cost in Clermont?
Most single-family teardowns are down and hauled off in one to three days once permits and utility disconnects clear. We crush the structure, load it onto our own trucks, and grade the lot clean. Every property is different, so the only honest number is one we give you after walking the site. Call 407-443-2863 for a free, no-obligation estimate in Clermont.
